Our investment thesis.

The 7- to 40-unit multi-family segment sits between retail investors, who can’t access institutional financing, and large institutions, which won’t transact at this scale. This inefficiency is the foundation of our strategy.

Acquire undervalued assets

We acquire residential rental buildings of 7 to 40 units across the Greater Toronto Area and surrounding Ontario markets — properties consistently overlooked by both retail buyers and institutional capital, where pricing inefficiencies are systematic.

Add value through operations

Through targeted renovations, tenant repositioning, and operational improvements, we increase net operating income and bring assets to institutional quality — materially repricing each building.

Refinance with institutional financing

Once value is established, we refinance with CMHC-insured loans — accessing the low-cost, high-leverage, long-amortization financing typically reserved for institutional players, which unlocks superior risk-adjusted returns and frees capital for the next acquisition.
